Monument homes
What Tri-Lakes homes tend to need.
Newer neighborhoods on both sides of I-25, established custom homes in Woodmoor, Academy families on the move, and the wind and snow that come with living on the Palmer Divide.
Newer homes, finished properly
In Jackson Creek, Sanctuary Pointe, Promontory Pointe and Forest Lakes, it's TVs mounted and cables hidden, shelves and blinds hung, furniture built and anchored, and the punch list the first few years turn up — grouped into one visit.
Punch lists & installsWoodmoor homes and covenants
Exterior changes in Woodmoor go through the Woodmoor Improvement Association's Architectural Control Committee, and fences there are split rail, dowel or slipboard. Repairs are matched to what's already there, and for anything that changes the outside of the house, we'll send the project details the WIA office asks for.
Fence & deck repairWind and snow on the Divide
Monument Hill weather is hard on the outside of a house: siding and trim loosened, caulk and weatherstripping worn out, gates that won't latch. We repair it, seal it and get it ready for the next storm.
Exterior & propertyPCS moves near the Academy
The Tri-Lakes sit about five miles north of the Air Force Academy. For a personally procured move (PPM), we load and unload the truck, trailer or container you've booked, take furniture apart and put it back together, and give you an itemized receipt.

Questions
Monument questions.
Do you charge travel to Monument?
Any travel cost is built into your written price, never added afterward — the number you approve is the number you pay. Larkspur and Perry Park, in Douglas County, are home base, with no travel charge.
How far are you from Monument?
We're based in Castle Rock, about 30 minutes north on I-25. Monument, Woodmoor and Gleneagle are all just off the interstate, and Palmer Lake is a few minutes west.
Do you work in Woodmoor?
Yes. Woodmoor's covenants run through the Woodmoor Improvement Association: exterior changes need Architectural Control Committee approval, and fences are limited to split rail, dowel or slipboard. Repairs are matched to what's there, and when a project changes the exterior, we'll send the details the WIA office asks for.
Can you help with a PCS move?
Yes. We load and unload the rental truck, trailer or portable container you've booked, take furniture apart and put it back together, and give you an itemized receipt. We don't drive your belongings — the move stays in your name and your truck.
Do you take small jobs in Monument?
We plan Tri-Lakes work as full visits — punch lists, installs, moves, fence and deck repairs and projects. For a single small repair, we'll tell you honestly if the drive would cost more than the fix, and we can often group it with other work nearby.
My home was built before 1978. Does that matter?
It can — and we're set up for it. Paint in homes built before 1978 may contain lead, and work that disturbs it falls under EPA lead-safe rules. We're EPA RRP certified, so that work is done with the area contained, dust controlled and the cleanup verified. Tell us the year your home was built when you send photos, and it's planned into your written price.
How soon can you get to me?
Written estimates usually go out within 24 hours, and you'll get dates with your price. Moves and larger jobs are booked as soon as you approve.
